Warming Up & Cooling Down

Before you begin exercising or lifting any weights at all, it’s important to take a few minutes to warm up your muscles. Doing some light exercises actually warms up your muscles and makes them more flexible. This way, you’re less likely to injure yourself during a workout.

Some warm-ups include exercise bike riding, walking, jogging, or even basic calisthenics. Don’t start at the pace you hope to keep during your workout; start slowly, building up momentum and energy as you go. Set a stopping time and then move on with the rest of your workout.

When you begin lifting weights, start with lower poundage to warm up those muscles. Then you can add more weight and start lifting. This way, you won’t be as apt to strain a tendon or muscle-groupyour muscles will be more limber and ready to handle the strain of a more exertive workout.

While you’re lifting weights or doing any sort of exercise, you need to breathe. People have the oddest habit of holding their breath during hard physical exertion or times of discomfort/pain. When you exercise, if you hold your breath, you can actually raise your blood pressure and put a larger strain on your heart and blood vessels.

Breathing sounds simple enough, but in order to make it intentional during a workout, breathe in through your nose, taking a long, deep breath. Then exhale through your mouth. Don’t reverse ityou’ll end up hyperventilating if you do it wrong or too quickly. Inhale on the ‘lift’ of an exercise, and exhale on the ‘release’ of the same.

Some gyms will have step exercises or jogging boards in between the weight machines to help you keep your heart rate up during your workout. This lets you rest your muscles a little between each machine, as well as keeping your heart rate at an optimum level. You don’t want to lose the benefits of your exertion between stations at the gymthat defeats the purpose!

After you’ve completed your strength-training workout, you want to allow yourself four or five minutes of light aerobic exercise to relax your body and give you a chance to breathe easier. Just walk around at a normal pace, then stretch lightly. You’ll be amazed at your flexibility and the ability you have to extend arms and legs further than before!

Before you think about exercising or doing weight training 6 or 7 days in a row, consider this. When you do weight training to bulk up, your muscles are strained. In order for them to become stronger and larger, they need some time to repair themselves. So let your muscles rest a day in between workouts. Do some walking or aerobics instead on those days and you’ll maximize your workout!

What is the right kind of mortgage for you ?

If you need or want a mortgage, then you can easily get a
mortgage that is not the best one for you. Mortgages are often
missold by sellers claiming to be experts. One day they all push
Endowment mortgages, then Repayment mortgages or Low Start
mortgages or Overpayment mortgages or Fixed Rate mortgages or
Offset mortgages - and each type will also have different
interest rates available.

For any one kind of mortgage, lower interest rates are best of
course. But different kinds of mortgage may best suit different
people, though they may not have the same interest rates. For
some a mortgage is the only way they can afford to buy a
property, but for some a mortgage is profitable cheap money
costing maybe 5% net to free-up other money for investing at a
higher return maybe 10% net.

Good mortgage calculators can help you choose the best mortgage
for you, but many or the mortgage calculators available are
little help. But first let us look at what kind of mortgage may
best suit you ;

Savings and income small. A normal Repayment mortgage should be
best if you can get one for the property that you want and you
can afford the payments. (Some sellers may help on a deposit or
furnishing, or offer Shared Ownership or Homeown schemes.)
Otherwise, if your income is likely to be rising then a Low
Start mortgage might allow you to buy a better property or to
have lower payments. As an alternative to a low start mortgage,
a young new graduate might reasonably consider a permanently low
payment endowment mortgage linked to a pension, though at the
end of it gambling whether some net lump sum may be collected or
may be owed.

Savings small and income large. A normal Repayment mortgage
should be best if you can get one for the property that you
want. (Some sellers may help on a deposit or furnishing.) An
Overpayment mortgage will be better if you prefer to pay off
your mortgage early, but an Offset mortgage linked to your
current account could help with that more cheaply.

Savings large and income small. A smaller Repayment mortgage may
be best, but if you can invest your money at a better net return
than the mortgage interest rate that you can get then you should
get the biggest Repayment mortgage that your income can
reasonably afford.

Savings and income large. If you can buy the property you want
without a mortgage, then only get a mortgage if you can invest
your money at a better net return than the mortgage interest
rate that you can get - and in that case get the biggest
Repayment mortgage you can afford.

Initial mortgage payments must be affordable for you, leaving
enough of you income for normal bills and expenses. (If your
income is small then a mortgage taking 30% of your income may be
difficult for you, but if your income is larger then 50% of your
income may not be difficult for you.)

Mortgage payments in later years. The actual money cost of a
normal ‘variable’ mortgage is fixed for the life of a mortgage
IF interest rates do not change, so that the real cost tends to
fall in later years. BUT if interest rates rise then the money
cost of your mortgage could rise a lot for a year or two and
make it difficult to keep up payments. Many partly ‘insure’
against this by taking a slightly dearer mortgage with the first
few years held at a fixed interest rate. And if sickness or
unemployment might make paying a mortgage difficult, then this
can be insured against.

If you want to buy a property as an investment to rent it out,
then you may need a commercial Buy To Let mortgage needing a
deposit of 15% or more unless you can find a seller offering a
deal that helps with that. But if you are already a landlord
owning multiple properties, then you may be better suited with a
specialist lending arrangement rather than individual mortgages.

How To Increase Your Profits By 40% Or More With No Extra Work!

Before I expand on the above heading, I do have a slight confession to make - you will have to do ’some’ work for this process to work but I promise it really isn’t much and the long-term benefits can be absolutely incredible :-)

The process that I want to discuss in this article is ‘upselling’. Upselling may be a method of marketing that you already use in your own online business but if not, I am sure you are familiar with the process…..

Let me give you a couple of ‘real world’ examples of the upselling technique:

1. You visit your favourite burger joint (McD’s, Burger King, wherever, they all use upselling). You order a burger and you are asked, ‘Do you want fries with that?’ Assuming you say ‘yes’, the next question is, ‘Large?’ A high percentage of people will go for this option because for some reason it is easier to say ‘yes’ than ‘no’. You will probably then be asked if you want a drink and again, if you want it large.

2. If burgers are not your thing, how about a visit to your local bookstore? How many times do you see the piles of ‘three for two’ books? Of course you can buy just one book but if you find another two that you like, you get one free so that’s surely a better deal right?

Both of these are examples of upselling and as you will have worked out, upselling is quite simply a marketing method used to persuade your customers to spend more money than they had originally intended.

However, there is more to it than just forcing a few extra dollars/pounds out of your customer’s pocket. You see, for upselling to work properly, there has to be something in the deal for both parties. This means that the customer has to benefit too. Indeed, the upsell has to be attractive to the customer in order for them to even accept it. To take the book example above, it is no good offering a pile of ‘three for two’ books if there is only one title that is popular or a new release - they all need to be good titles that people will want, otherwise the customers will just buy the book that they were originally interested in.

So how does upselling transfer to your Internet business?

Usually it is as easy as adding an additional ‘upsell page’ in between your normal ordering page and your payment page. This is especially easy with eBooks and other digital products but there is no reason why it cannot be applied to any product being sold online.

I personally use upselling on most of my websites and in a number of different ways so it is probably as easy to look at how I use upselling as this will help you to begin to apply the technique to your own website business.

I use upsells on my eBook sales by directing the customer to an upsell page after they have decided to purchase one of my products. A typical upsell will be to offer the customer the chance to purchase both the eBook that they are interested in plus one or more associated eBooks for a heavily discounted price. I ensure that the discount is considerable as this makes the deal far more attractive for the customer but involves me in no extra work if they decide to go ahead with the upsell.

With my membership sites, the upsell is slightly different and subscribers are offered the chance to make a large saving if they opt to pay for an annual subscription rather than month by month. Again, a great deal for the buyer but no extra work for me.

Upselling is an extremely simple concept yet incredibly effective. On average, 40% of my customers opt for the upsell if it is offered and I have seen situations where as many as 70% of buyers upgrade to the upsell offer.

Remember, the key to successful upselling is to give the customer a superb deal - it isn’t all about forcing that extra bit of cash out of the buyer’s wallet. If you don’t offer great value and quality products, your customer will end up requesting a refund. But if you DO offer them a bargain then you will have a happy customer that will buy from you again and again.

To put a cash value on the power of upselling, just consider the following comparison for a moment…..

You offer a product for $20 and 100 people buy it. Your income is $2000.

You offer a product for $20 and again, 100 people buy it but this time buyers are offered an upsell which costs $40. 40% of buyers opt for the upsell offer. Your income is now $2800 - a 40% increase!

How much extra work would be involved in handling the second scenario above? None really. If you are selling a digital product then there is no extra work but even if you are selling a tangible product, you are shipping to the customer anyway so how much additional effort is required to put the upsell product in the same package?

Powerful stuff and if you are not using upsells already, you really should be.

1. What is a Vasectomy Reversal?

Vasectomy reversal is a microsurgical procedure which restores the flow of sperm through the vas deferens. During the original vasectomy the vas deferens - the tube which carries sperm from the epididymis to the prostate - is cut and clamped. This results in no sperm being present in the semen which is expelled from the penis during ejaculation. A vasectomy reversal involves removing the clamps and stitching the vas deferens together again, (or in a minority of cases actually attaching the vas deferens to the epididymis - a procedure known as a vasoepididymostomy) thereby allowing the flow of sperm once more.

2. How much does a Vasectomy Reversal Cost?

This varies from country to country. In the USA, the price of a vasectomy reversal is anything from between $4000 and $20000. In some cases it may be possible to undergo the procedure under local anaesthetic at the surgeon’s offices rather than having to incur hospital fees. This will reduce the cost to as low as $2500 but is not possible in all cases - ask your surgeon if this is a possibility.

3. What Are the Chances of Success?

This depends on how long ago the original vasectomy was performed. The longer the time lapse the greater the chance of blockage or damage to the vas deferens. However the current level of technological advances in microsurgery means that as many as 97% of men who undergo a straightforward vasectomy reversal experience a return to normal sperm counts and 50% of cases resulted in pregnancy. However, if the original vasectomy occurred 15 or more years ago this figures drop to 71% and 30% respectively.

4. What Things Should I Consider When Choosing A Surgeon?

Make sure you are well informed when deciding on a surgeon for your vasectomy reversal. The relative skill and experience of your surgeon will have a huge bearing on whether or not your operation is successful. Ask the surgeon if he is able to perform a vasoepididymostomy using an operating microscope. This is a crucial question since it is usually only possible to tell whether this more involved surgery will be necessary once your operation is underway.

5. How Long Will It Take After The Vasectomy Reversal To Have A Chance Of Making My Partner Pregnant?

It will be at least 12 months after your procedure that your partner has a chance of becoming pregnant, although statistically most pregnancies occur 2 years after the vasectomy reversal. The best advice therefore would be not to delay the procedure and additionally the longer the time lapse between vasectomy and reversal the less chance of success.

a) In Crouching Tiger Hidden Dragon (2000), we first meet the supernatural aids (Li and Shu Lien) and learn of their challenge (that they love each other) before we meet the heroine, who appears (on first viewing) to be the Shape Shifter.

b) In Midnight Cowboy (1969), Joe Buck sets off almost immediately on his journey and flashbacks are used (to great effect) to introduce the character, his Call etc…

There are too many scams on the internet and many people have been burned. People are becoming more careful about who they hand over their hard earned cash to and are even more cautious about giving out their credit card information. By making your visitors feel they can trust your company, you will find that more of your visitors turn into buyers.
